Energy Performance Certificate for Buildings
Energy efficiency in buildings is an increasingly important aspect of sustainability and cost reduction. An energy performance certificate - also known as a green card - is an official document that shows a property's energy consumption rating.
What does the legislation require?
The Government Decree No 176/2008 (30.VI.2008) regulates the certification of the energy performance of buildings. According to this:
📌 from 1 January 2012, energy certification is mandatory not only for new buildings but also for all buildings for sale or rented on a permanent basis (more than 1 year).
📌 The certificate is valid for 10 years, unless the building undergoes an energy efficiency upgrade that changes its energy class.
📌 The rating ranges from AA++ (outstandingly energy efficient) to JJ (outstandingly poor).
Why is an energy certificate important?
✅ Required by law - Required when selling a property and for long-term rentals.
✅ Energy saving potential - Helps identify improvements that can reduce energy consumption.
✅ Investment Advantage - Properties with a better energy rating are more valuable and more sought after in the market.
✅ Sustainability - Energy efficiency rating helps to make environmentally conscious decisions.
